Future Proofing The 77 Window And Door System

AluK’s high performance 77 window and door system has just been given a comprehensive update to ensure it not only complies with the 2022 updates to Part L of the Building Regulations but is also ready for the 2025 Future Homes standard.

The modern, minimal aesthetic of the 77 system means it is ideally suited to new-build settings, particularly multi-storey apartments where developers can achieve a uniform look. The floating mullion, open-in French casement option is also especially useful for ensuring that Juliet balconies tie-in with the rest of the building.

The 77 system opens new opportunities for fabricators and installers working right across the new-build market with a flat, square profile design and fully rebated flush door which buyers and developers love. The open-in and open-out window profiles are both easily paired with the door, so it easy to create a coherent overall look throughout any size or scale of property with no compromise on light, views or sightlines.

The 77 system easily meets the 1.2 W/m2K U-Value limit set for Part L compliance in new-builds using standard, cost-effective 1.0 centre pane double glazing. If even lower U-Values are required, then it can also accommodate triple glazing to achieve as little as 0.8 Wm2K, which is the expected target in the 2025 Future Homes standard.

The system’s high performance extends beyond the thermal efficiency, however. It has now been given new glazing foams and centre seals to enhance the wind and water resistance and has passed the PAS24: 2016 security test to provide complete peace of mind.

Another part of the update are the new AluK Novae handle designs available in black, white and silver to suit any interior finish and décor, and additional hinge options including face fixed, slimline barrel or fully concealed for the ultimate contemporary look. A new mid-rail means doors can even now be fabricated with solid panels at the bottom if required in either single or double configurations.

For fabricators and installers, windows and doors in the 77 system are easier than ever to manufacture and fit, with simplified gasket and bead combinations which reduce stock holding and ordering, and clip-in membrane details for all the outer frame profiles which reduces fabrication time and provide more robust weathering details.

The handle and hinge choices have also been deliberately designed to give plenty of freedom and flexibility to buyers while still being cost effective and easy to fit.
